NOTICE OF PROPOSED MATERIAL CONTRAVENTION OF DEVELOPMENT PLAN

MATERIAL CONTRAVENTION OF DEVELOPMENT PLAN
Sligo and Environs Development Plan 2004 – 2010

Notice is hereby given in accordance with section 34(6) of the Planning and
Development Act, 2000 that Sligo Borough Council intends to consider deciding to
grant a permission for:

Demolition of existing warehouse buildings (approx. 2,861
sqm.) formerly known as Mangan's (2,145 sqm) and Fyffes (716sqm);

Construction of 3 main blocks comprising as follows:- Block A
(six storeys overall) consisting of a 91 bedroom hotel, including function rooms
(approx. 575sqm), meeting rooms (approx. 178sqm), conference room (approx.
50sqm), restaurant and lounge (approx. 199sqm and 75sqm), bar (approx. 177sqm),
leisure centre (approx. 254 sqm) and ancillary foyer / reception areas: Block B
(five and six storeys overall) consisting of some 35 hotel suites, 2 no. retail
units (approx 595sqm and 65sqm gross retail area) and 35 no. 2-bedroom apartment
units; and Block C (three and four storeys overall) comprising of 5 retail units
(approx 517sqm gross retail area overall), 21 no. 2-bedroom apartment units and
a two storey crèche (approx 557sqm).
- 248 car parking spaces to serve the overall development in the form of 179
underground and 69 surface car parking spaces.

Realignment and alterations to the existing Shannon Road to
the north of the application site: provision of a new roundabout on the N15
(Bundoran Road) at the north west corner of the site to connect to the realigned
Shannon Road.

Two new vehicular and pedestrian accesses on the Shannon Road
as well as three new pedestrian bridges / accesses connecting the application
site to the open space to the south; all to facilitate access to the subject
site.
- Ancillary development and landscape works.
All development to take place on a site of c. 1.99ha which is
generally bounded by the N15 (Bundoran Road) to the west, the Link Road (known
as the Shannon Road) connecting the N15 and the Old Bundoran Road to the north,
the Old Bundoran Road to the east and a small stream to the south in the
townlands of Ballytivnan and Shannon Eighter in Sligo, Co. Sligo.
The development would contravene materially the following objective of the
Development Plan: the land use zoning objective BITP- Business, Industry and
Technology as the proposed uses - hotel, apartments, shops and restaurant are
not normally permitted in this zone.
Particulars of the development may be inspected at the Planning Department,
Sligo Borough Council, City Hall, Quay Street, between the hours of 9.30am and
4.30pm, Monday to Friday (excluding Bank Holidays). Any submission or
observation as regards the making of a decision to grant permission received not
later than 4 weeks after Wednesday 2nd August 2006 will be duly considered by
the planning authority.
